Minimum lease on owner listings

33 of the 125 owner listings that state a minimum lease accept 3 months or less, 12 ask 4 to 6 months and 80 ask 7 months or more; 52 do not say. A 12-month minimum is rarely firm: in Pattaya, owners routinely accept 6 months at the same monthly rent, so ask before you move on.

Renting from an owner: what to check

Without an agent, no one checks the paperwork for you. Ask for a copy of the owner’s ID and of the title deed, and check that the name matches the person who signs the lease.

Some ads say “direct owner” and also invite co-agents or carry a property code: those are often agents. The title deed settles it.

When an agent is involved, the commission is generally paid by the owner, not the tenant: compare rents rather than assume you save a fee.

For a one-year lease, the usual deposit is two months’ rent plus the first month in advance; for a short lease, often one month. Never pay before you have visited: a rent far below the others for the same building is a classic sign of a scam.
