Thai price condos in Pattaya: the local price
“Thai price”, or local price, is what expats call the rent a landlord would ask a Thai tenant, as opposed to the price quoted to foreigners. Many of these condos are advertised in Thai only.
RENT KHA reads the ads written in Thai too and summarises each one in English: 69 condos advertised mainly in Thai are online right now, 18% of the condos for rent. Updated 3 hours ago.

How to rent a condo at Thai price in Pattaya
Look at the ads written in Thai. On RENT KHA, each one has an English summary, and subscribers see the contacts the poster gave in the ad.
Contact the owner directly when the ad gives a way to reach them, and ask the rent for the lease length you want. Check the minimum lease in each listing before visiting.
What to check before signing
A Thai price does not change the rules: for a one-year lease, the usual deposit is two months’ rent plus the first month in advance, and the owner must declare a foreign tenant to immigration (TM30).
Ask whether electricity and water are billed at the meter or at a building rate, and what the common fees are.
Visit before paying, and ask for a copy of the owner’s ID and of the title deed to attach to the lease.
