Why fake listings target Pattaya rentals

In Pattaya, a large share of rentals is found in groups and classifieds open to anyone. Anybody can post a sea-view condo there, and many renters search from abroad before they arrive: the perfect setting to ask for money on the strength of a few photos.

Listings travel a lot. Of the 159 listings online in RENT KHA’s database on October 20, 2026, 45 (28%) had already been reposted at least once within a week, up to six times for the same one. Of those 159 listings, 59 come from agents, 2 present themselves as posted by the owner, and for the other 98 (62%) the text does not say who is posting. Knowing who you are talking to is therefore the first thing to check.

These numbers do not measure scams: most listings are honest, and a reposted listing is often an owner bumping their place. They only show that the same offer goes through many hands before it reaches you.

Never pay a deposit before the viewing

The most common pattern is simple: an attractive place, a fair rent, and a request for a transfer to “reserve” it before you arrive. Once the money is gone, the contact stops answering, or the place was never for rent. Money asked before any viewing is the clearest warning sign on this list.

The rule fits in one sentence: you pay after seeing the place, when signing a written lease, against a receipt. If you cannot visit in person, ask for a live video call in which the person walks into the unit and shows the view from the balcony, the corridor and the entrance of the building. Photos sent afterwards do not replace that call.

For a one-year lease, the most common practice is a deposit of two months’ rent plus the first month paid in advance; for a short lease, the deposit is often one month. A deposit well above these amounts, or one to be paid “right now to lock the price”, should make you slow down.

A rent too low for the area

A fake listing lures you with the price. To tell whether a rent is abnormally low, compare it with the area medians. On October 20, 2026, a one-bedroom condo rents for a median of ฿19,500 in Jomtien (20 listings) and ฿18,000 in Pratumnak (13 listings); a studio, ฿13,500 across the whole area (20 listings).

A low price is not proof: ฿8,000 studios do exist in North Pattaya. But a large sea-view condo in Wongamat for the price of a studio deserves precise questions: the floor, the size, the name of the building, the date it is available. A vague answer to those four questions says a lot.

Check who is renting: owner, agent or middleman

Ask for the name of the building and the unit number. A real owner or an authorised agent gives them without hesitation, and you can check that the building exists, that it matches the photos and that the advertised unit really has the view described.

At signing, it is customary to attach to the lease a copy of the owner’s ID and of the unit’s title deed. If an agent signs, ask for the document that authorises them to rent on the owner’s behalf. The bank account that receives the deposit should be in the name of the owner or of the agency signing the lease, never a third party.

In Pattaya, the agent’s commission is usually paid by the owner, not the tenant. If you are asked for “application fees” or “viewing fees” before you have even seen the place, be wary.

Photos copied from another listing

A fake listing often uses photos of a real place, copied from elsewhere. A reverse image search, with Google Lens or TinEye, finds in seconds the same photos posted under another name, at another price or for another building. A watermark from an agency other than the one answering you is another clue.

A listing without photos, on the other hand, is not a sign of a scam: many owners post a text first and send photos on request. RENT KHA shows these listings as they are, marked as having no photo. Simply ask for some before you travel.

The pressure to decide fast

“Three people are viewing tomorrow, you need to pay today”: the urgency is there to stop you from checking. An honest landlord understands that a tenant wants to see before paying, and a place that goes before your viewing was perhaps not meant for you.

Also be wary of unusual payment methods: cryptocurrency, gift cards, money transfers to someone who is neither the owner nor the agency. A lease is paid by bank transfer or in cash against a signed receipt.

The written lease and the check-in inventory

The lease should state, in black and white, the rent, the deposit amount and the conditions for its refund, the term, the notice period and what is included. Ask how electricity and water are billed: at the public utility rate or at a rate set by the owner. The difference shows on every bill.

On move-in day, photograph every room, every appliance and every defect, and have the owner or agent sign the list. That document is what protects your deposit when you leave.

The owner must also report a foreign tenant to the immigration office (form TM30). Ask them to do it: you will need it for several visa procedures, and a landlord who refuses is a sign to take seriously.

What RENT KHA does

RENT KHA gathers the rental listings of Pattaya and its surroundings, merges the duplicates and the reposts of the same place, and removes a listing as soon as its author marks it as rented. Public pages show no phone number: access, from ฿100 a month, opens a conversation with the poster and shows the contact details they published themselves (WhatsApp, LINE, phone).

Frequently asked questions

Should I pay a deposit to reserve a condo in Pattaya before arriving?

No. A deposit is paid when signing the lease, after an in-person viewing or a live video call inside the unit, and against a receipt. A request for a transfer to reserve before any viewing is the most common scam signal.

How can I recognise a fake rental listing?

A rent far below the area median, photos that a reverse image search finds elsewhere, a contact who gives neither the building name nor the unit number, and pressure to pay fast. One signal alone is not enough; several together are.

Who pays the agent’s commission in Pattaya?

Usually the owner. Fees asked from the tenant before the viewing, presented as application or reservation fees, are a reason to be careful.
