Renting in Pattaya in 2026: where these numbers come from

RENT KHA reads the rental listings posted in Pattaya’s groups and classifieds around the clock, removes the duplicates and sorts every place by area, price, size and lease length. On October 20, 2026, the database holds 159 listings online, posted between October 14 and October 20, 2026. That is a snapshot of one week of the market, not a yearly average, and this article will be updated as the database grows.

Every rent quoted here is a median: half of the listings ask for less, the other half for more. A median holds up better than an average against extreme listings, such as a ฿120,000 house among ฿10,000 studios. We only give a median when at least three listings state the number, and the price per m² is only computed for places of 15 m² or more. The listing count comes with every figure: a median drawn from six listings should be read with care.

Condo for rent in Pattaya: the benchmarks for the whole area

Across the 148 listings that state a rent, the median is ฿19,000 a month. The median price per m² is ฿426 a month, computed on the 114 listings that also give a size. Condos dominate: 123 of the 159 listings, or 77%. Then come 19 houses, 6 villas, 5 townhouses and 4 apartments.

For a condo, the number of bedrooms drives most of the price. The 20 studios that show a rent have a median of ฿13,500 for a median size of 27 m². One-bedroom condos, by far the most common with 67 rents, sit at ฿18,000 for 35 m². With two bedrooms, across 17 listings, the median rises to ฿32,000 for 75 m², and the 3 three-bedroom condos are at ฿55,000.

Houses follow a different scale: a median of ฿14,500 for the 6 two-bedroom houses and ฿30,000 for the 5 with three bedrooms. Most of them are far from the beach, east of Sukhumvit Road, as shown below.

Jomtien condo for rent: the widest choice

Jomtien stretches south of Pratumnak hill, along a beach several kilometres long. It is the area with the most listings: 46 this week, all of them condos. The median rent is ฿16,500 a month (44 rents) and the price per m² ฿414 (35 listings with a size), slightly below the median for the whole area.

A one-bedroom condo, the most searched-for type of place, rents for a median of ฿19,500 across 20 listings. The gap with the area median comes from the many studios posted in Jomtien, which pull the overall figure down.

Jomtien is also the area most open to stays of a few months. Of the 39 listings that state a minimum lease, 10 accept 3 months or less (26%), 7 ask for 4 to 6 months (18%) and 22 require at least 7 months (56%). If you are coming for a season, this is where the choice is widest.

Pratumnak rentals: the hill between Pattaya and Jomtien

Pratumnak covers the hill that separates Pattaya Bay from Jomtien. The area has 20 listings, 19 of them condos. The median rent is ฿18,000 (20 rents), for ฿435 per m² (19 listings with a size). A one-bedroom condo rents for a median of ฿18,000 across 13 listings, a little less than in Jomtien.

Pratumnak stands out for its leases: of the 16 listings that mention one, 13 ask for at least 7 months (81%), none offers 4 to 6 months, and only 3 accept 3 months or less. It is an area for yearly rentals more than short stays.

Wongamat and Naklua: few listings, widely spread prices

Wongamat is the beach of Naklua, north of central Pattaya. This week, 6 listings are online there, all of them condos. Their median rent is ฿29,500, and their price per m², ฿593, is the highest in the area after Na Jomtien’s.

Yet these six listings range from ฿8,500 to ฿70,000 a month: a 23 m² unit sits next to a 102 m² two-bedroom. With so few listings and such a spread, the median describes the area poorly, and the listings are better read one by one. Naklua outside Wongamat has a single listing this week.

Central, North and South Pattaya: the city around Beach Road

Central Pattaya is organised around Beach Road and Second Road, with Walking Street at its southern end. Listings are fewer than in Jomtien: 12 in Central Pattaya, 7 in North Pattaya and 3 in South Pattaya.

Central Pattaya has the highest median of the three, ฿20,000 (11 rents), with ฿491 per m² (9 listings with a size). North Pattaya is the cheapest of the areas with at least three listings: a median of ฿14,500 across 6 rents and ฿336 per m², with rents ranging from ฿8,000 to ฿45,000. The 3 listings in South Pattaya give a median of ฿18,000, and ฿423 per m².

Na Jomtien: pricier one-bedroom condos

Na Jomtien extends Jomtien to the south. Its 4 listings this week are all one-bedroom condos of 39 to 53 m², renting for ฿15,000 to ฿40,000. Their median, ฿36,000, is the highest of the beach areas, and their price per m², ฿718, the highest of the whole zone. Four listings do not make a trend, and this figure will be revisited once the database holds more.

East Pattaya: houses east of Sukhumvit

East of Sukhumvit Road, away from the beach, the market changes. Of the 8 listings posted in East Pattaya, Huay Yai, Khao Talo and Noen Plub Wan, 7 are houses, townhouses or villas. Their median rent is ฿25,000, with a range from ฿9,000 for a one-bedroom condo to ฿120,000 for a four-bedroom, 450 m² house.

The 5 listings in this sector that state a lease all ask for 12 months. For a house with a garden for a year, this is the sector to look at; for a short stay, the beach condos offer more choice.

How to use these numbers in your search

A median is a benchmark, not a fair price. A one-bedroom condo at ฿18,000 in Pratumnak is in line with this week’s market; the same at ฿9,000 deserves one more question, and our article on rental scams explains which ones to ask. A rent above the median, on the other hand, can be justified by the view, the floor or the building.

Of the 159 listings, 36 do not state an area: they count in the figures for the whole zone, not in those of the areas. A listing drops off RENT KHA 30 days after its last repost, or as soon as its author marks it as rented, so the numbers follow the market of the moment.

RENT KHA’s Areas page recomputes these medians continuously. On the Listings page you can filter by area, property type, bedrooms, rent and minimum lease. Access, from ฿100 a month, lets you message each poster directly and opens the e-mail alerts on your searches; at ฿200, every matching new listing also reaches you on Telegram or WhatsApp.
