Wongamat and Naklua rentals: 92 listings in North Pattaya

Naklua covers the north of Pattaya, and Wongamat is its beach. On October 23, 2026 at 10:20 am (Thailand time), RENT KHA counts 92 rental listings online in this part of town, out of 1,208 across the whole Pattaya area. Wongamat accounts for 64 of them: 63 condos and one townhouse. The rest of Naklua has 28: 10 condos, 11 houses, 2 townhouses, 4 apartments and one listing that does not state the type of property.

In listings, Naklua is often spelled Na Kluea: 25 of the area’s 28 listings use that spelling, and the Area filter on the Listings page offers both names. The 63 Wongamat condos were posted between October 19 and October 23, 2026.

This article first describes those 63 condos: rent by number of bedrooms, the most listed buildings, budget, lease, furniture, pets and floor. It then turns to the rest of Naklua, where houses outnumber condos. Every rent is a median: half of the listings ask for less, the other half for more. We only give a median when at least three listings state the number, and a price per m² only for places of 15 m² or more. The listing count comes with every figure, and a small sample is flagged as such.

Five days of listings are a snapshot of the market, not a yearly average. A listing drops off RENT KHA 30 days after its last repost, or as soon as its author marks it as rented, and only listings with photos are counted, as on the Listings page.

Wongamat condo rent by number of bedrooms

Of the 63 Wongamat condos, 62 show a rent. Their median is ฿29,000 a month, from ฿8,000 for the cheapest to ฿80,000 for the most expensive, against ฿18,000 for all condos across the area (720 rents). The median price per m² reaches ฿520, computed on the 59 listings that also give a size, against ฿417 across the area. The median size is 60 m² across 60 listings: Wongamat condos are large, and 28 of the 63 have two bedrooms.

Studios are few: 6 listings, all with a rent, at a median of ฿14,000, from ฿8,000 to ฿17,000. Five give their size, a median of 32 m², or ฿469 per m². Across the whole area, the studio median is ฿12,000 across 116 rents.

The one-bedroom condo has 22 listings, 21 of them with a rent. Its median is ฿25,000, from ฿8,000 to ฿43,000, for 38 m² (22 sizes), or ฿551 per m² across 21 listings. Across the whole area, the same type of place rents for a median of ฿16,000 across 364 rents. The gap comes from a few buildings detailed below: at Zire Wongamat, The Palm Wongamat and Arom Wongamat, no one-bedroom rents for less than ฿25,000.

Two-bedrooms outnumber one-bedrooms: 28 listings, all with a rent, from ฿25,000 to ฿80,000, with a median of ฿45,000, a median size of 77 m² (27 sizes) and ฿520 per m². Across the whole area, their median is ฿30,000 across 159 rents. A single listing offers three bedrooms, 251 m² on the 27th floor of Saranchol, at ฿80,000, and 6 listings do not state the number of bedrooms: they count in the overall figures only.

The Wongamat condo buildings that come up most in listings

Of the 63 condo listings, 62 name their building. Seven buildings have at least 3 listings each and account for 45 between them: The Riviera Wongamat (11 listings), Zire Wongamat (8), The Palm Wongamat (7), Baan Plai Haad (6), Arom Wongamat (5), Lumpini Ville Naklua-Wongamat (5) and The Sanctuary Wongamat (3). A building’s name is often spelled several ways (“Riviera Wongamat”, “The Palm Wongamat Beach”): we grouped those spellings under one name.

The Riviera Wongamat is the most listed: 11 listings from 11 different posters, at a median of ฿25,000 (from ฿13,000 to ฿50,000) and ฿629 per m² across 10 sizes. Four one-bedrooms of 35 to 36 m² are offered there between ฿16,000 and ฿25,000, and a fifth of 50 m², on the 38th floor, at ฿30,000. Its two-bedrooms of 60 to 70 m² range from ฿30,000 to ฿50,000, and its two studios are at ฿13,000 and ฿16,000.

Zire Wongamat brings together 8 listings from 7 posters, at a median of ฿46,500 (from ฿25,000 to ฿52,000) and ฿520 per m²: six two-bedrooms of 64 to 100 m² between ฿45,000 and ฿52,000, and two 49 m² one-bedrooms at ฿25,000 and ฿27,000. The Palm Wongamat has 7 listings from 7 posters, at a median of ฿35,000 (from ฿15,000 to ฿70,000) and ฿745 per m²: two studios of 32 and 33 m² at ฿15,000 and ฿17,000, three one-bedrooms of 46 and 47 m² between ฿35,000 and ฿37,000, an 88 m² two-bedroom on the 44th floor at ฿70,000, and a 34 m² unit with no bedroom count at ฿20,000. Baan Plai Haad only lists two-bedrooms: 6 listings from 5 posters, 71 to 75 m², between ฿28,000 and ฿40,000, at a median of ฿35,000 and ฿467 per m² across 5 sizes.

Arom Wongamat has the highest price per m² of the seven: ฿1,053 across 5 listings from 5 posters, at a median of ฿43,000 (from ฿35,000 to ฿80,000). Its 38 m² one-bedrooms ask ฿35,000 to ฿43,000, and its 83 m² two-bedroom, on the 41st floor, ฿80,000. At the other end, Lumpini Ville Naklua-Wongamat has 5 listings from 5 posters, 4 of them with a rent, at a median of ฿8,250 (from ฿8,000 to ฿12,000) and ฿367 per m²: a 22 m² studio and one-bedrooms of 23 to 32 m². The Sanctuary Wongamat offers three two-bedrooms of 62 to 94 m², at ฿25,000, ฿25,000 and ฿30,000.

For a similar size, rents can differ almost fourfold: a 38 m² one-bedroom asks ฿35,000 to ฿43,000 at Arom Wongamat, a 35 m² one ฿16,000 to ฿25,000 at The Riviera Wongamat, and a 34 m² one ฿11,000 at Lumpini Wongamat. Outside the seven buildings, only 5 one-bedroom condos show a rent, from ฿11,000 to ฿27,000 (a median of ฿18,000): too few to serve as a benchmark. The age of the building, the floor, the view and the facilities often explain such gaps: those are the questions to ask the poster.

Wongamat condo on a budget of ฿10,000, ฿20,000 or ฿30,000

Of the 62 condo rents in Wongamat, 6 are at ฿10,000 or less, 10 at ฿15,000 or less, 18 at ฿20,000 or less and 35 at ฿30,000 or less. There are 20 between ฿30,000 and ฿50,000, and 7 above ฿50,000.

Up to ฿10,000, you almost always end up in a Lumpini building: 5 of the 6 listings are at Lumpini Ville Naklua-Wongamat, Lumpini Wongamat or Lumpini Park Beach Naklua Wongamat, and the sixth is a 25 m² studio at Club Royal, at ฿8,000. All 6 studios rent for ฿20,000 or less, 4 of them for ฿15,000 or less. For a one-bedroom, 9 of the 21 rents are at ฿20,000 or less, 6 between ฿20,000 and ฿30,000 and 6 between ฿30,000 and ฿50,000.

No two-bedroom rents for ฿20,000 or less in Wongamat: the cheapest ask ฿25,000, a 77 m² unit on the 1st floor at Laguna Heights and two at The Sanctuary Wongamat. Nine two-bedrooms are offered between ฿20,000 and ฿30,000, 13 between ฿30,000 and ฿50,000 and 6 above ฿50,000.

A rent far below these benchmarks is not necessarily suspicious, but it deserves one more question before you pay a deposit: a viewing of the unit, the owner’s name, a copy of their ID and of the title deed when the lease is signed. Our article on rental scams covers the checks to make.

Renting in Wongamat: a one-year lease in almost every listing

Wongamat rents by the year. Of the 49 condo listings that state a minimum lease, 44 ask for 12 months, or 90%, 4 accept 6 months, all of them at Arom Wongamat, and only one goes down to 3 months; 14 listings say nothing about the lease. Short leases are more common elsewhere: in Jomtien, 40 of the 230 condos that state a lease accept 3 months or less, in Pratumnak 17 of 103.

A few listings show a rent that drops as the lease gets longer. At Arom Wongamat, a 38 m² one-bedroom goes from ฿40,000 a month on a yearly lease to ฿42,000 for 6 months, and another, on the 10th floor, from ฿43,000 to ฿45,000. At The Riviera Wongamat, the 32 m² studio that accepts 3 months asks ฿16,000 on a yearly lease and ฿18,000 for 3 to 6 months. Under 30 days, a rental in principle falls under the Hotel Act, and many buildings ban nightly rentals in their rules. For a one-year lease, the most common practice is a deposit of two months’ rent plus the first month paid in advance; for a short lease, often one month. Furnished, pets, floor: what Wongamat listings say

Wongamat condos are rented furnished: 49 of the 63 listings say so, none presents itself as unfurnished, and 14 do not say. Pets are almost always refused: 22 listings refuse them, only one accepts them, a studio on the 34th floor of The Riviera Wongamat at ฿13,000, and 40 do not mention them. With a dog or a cat, ask the question before the viewing.

Floors are high. Of the 54 listings that give the floor, the median is the 18th, from the 1st to the 44th; 41 listings are on the 10th floor or higher, and 25 on the 20th or higher. The two highest are two-bedrooms: the one at The Palm Wongamat on the 44th floor and the one at Arom Wongamat on the 41st.

As for posters, 23 listings come from agents, 5 from owners, and 35 do not make it clear. The 63 condos were posted by 50 different posters, and 42 have been reposted at least once, up to 27 times. RENT KHA merges these reposts into a single listing.

Naklua beyond Wongamat: condos under ฿10,000 and houses

Away from Wongamat beach, Naklua lists few condos: 10 listings, all with a rent, at a median of ฿9,000, from ฿7,000 to ฿18,000. Only 7 give their size, a median of 30 m², or ฿316 per m². Nine out of ten ask ฿9,500 or less: 25 m² studios and one-bedrooms of 30 to 34 m², in buildings whose names often point to North Pattaya or Sukhumvit, such as Lumpini Town Sukhumvit North Pattaya or Naturesa North Pattaya-Naklua. The tenth is a 57 m² two-bedroom at ฿18,000. Six listings state a lease: 12 months for 5 of them, 6 months for the last one. Ten listings remain a small sample.

Houses are more numerous: 11 houses and 2 townhouses, all with a rent. Four two-bedrooms are offered at ฿17,000, 3 of them in the Rattanakorn 18 village; two three-bedrooms at ฿25,000, the only ones that accept pets; five three-bedrooms at ฿35,000; a four-bedroom townhouse at ฿35,000 and a five-bedroom house at ฿43,000. Across the whole area, the median for houses, townhouses and villas is ฿20,000 with two bedrooms (99 rents) and ฿35,000 with three bedrooms (165).

Four of the five three-bedrooms at ฿35,000 seem to describe the same house, with the same five air conditioners and the same parking for four cars, posted by four different posters. The same place can thus show up several times: compare photos and details before booking several viewings. Ten of the 13 house listings ask for a 12-month lease, the other 3 do not say, and 7 refuse pets. In Wongamat, the only townhouse, three bedrooms with a jacuzzi, asks ฿180,000.

Wongamat, Pratumnak, Jomtien or Central Pattaya: compare before you choose

Among the areas with at least 5 condo rents, Wongamat has the highest median rent and the highest price per m². Jomtien lists 277 condos, at a median of ฿16,000 across 268 rents and ฿417 per m² across 238 sizes; Pratumnak 133 condos, at ฿22,000 across 129 rents and ฿417 per m² across 118 sizes; Central Pattaya, the centre around Beach Road and Second Road, 45 condos, at ฿21,000 across 44 rents and ฿514 per m² across 40 sizes. Wongamat, with 63 condos, reaches ฿29,000 and ฿520 per m².

The size of the units explains part of the gap: a median of 60 m² in Wongamat, against 43 m² in Pratumnak, 36 m² in Jomtien and 35 m² in Central Pattaya. For the same number of bedrooms, Wongamat remains more expensive: a one-bedroom rents there for a median of ฿25,000 (21 rents), against ฿20,000 in Pratumnak (67), ฿16,250 in Central Pattaya (24) and ฿16,000 in Jomtien (136); a two-bedroom for ฿45,000 (28), against ฿32,000 in Central Pattaya (11) and ฿30,000 in Jomtien (43) as in Pratumnak (34).
